Okay, here's the deal. It's actually quite simple. You must meet some basic criteria.

You must qualify for VA or USDA/Rural Housing 100% financing.

In the case of VA, the seller must agree to pay your closing costs.

In the case of USDA/Rural housing, either the seller must agree to pay your closing costs, or you must be able to finance them into the mortgage.

USDA/Rural Housing will allow you to finance the closing costs if the appraisal will bare it.

If you can meet these criteria there is only one more requirement.

You must meet the criteria to qualify for the Homebuyers Tax Credit.

Let's sum this up.

You got a 100% government loan with no out of pocket $$$$$'s.

Check.

You got a government rebate for purchasing the home.

Check. (literally)

Conclusion;

The Government paid you to buy a home!
