Princeville Kauai condo (and house) update for the week of Dec 6th to 12th

Aloha,

Last week was great with wonderfully high waves at the beginning ending with what I refer to as the "bathtub" ocean which is how it has been the last few days. Always changing, I never know what to expect when I look out across the bluff to the water. Obviously I'm not a surfer as anyone who is can readily tell you if surf is expected, when and how big the waves will be.

Real Estate on the other hand, has remained relatively consistant, that is, an attractive buyer's market. While some buyers may be waiting to see if the market goes down any further the astute ones are taking the plunge, knowing that now is the time to take advantage of the historically low interest rates as a higher rate can offset the savings of a lower price. Ka'iulani 9, listed for $1.985M and purchased from the developer for $2,008,270 in 2/08 was previously listed from 3/08 to 11/09 priced at $2.1M when it was withdrawn with no price reductions. Sealodge F1 last sold for $600K and is now listed for $560K. It was listed before from 11/06 to 4/09 starting at $699K and reducing to $660K before it expired after 909 days on the market. Ali'i Kai 8H is priced at $699K, and this is the first time it's been listed since being sold in 3/06 for $765K. Pali Ke Kua 139, purchased for $499K in 6/02 comes on the market this time at $699K, having been previously listed from 2/08 to 4/09 for $799K.

Sandpiper 115 which sold for $180K in 12/01 is back on the market after being in escrow for 1 day. It is a bank REO listed for $249,900. Hanalei Bay Resort 9104-5-6 is back on the market after expiring while listed at $1.975M. This unit was purchased in 7/07 for $1.695M and was reduced to $1.895M as you'll see under the price changes portion of this report.

Pali Ke Kua 105, purchased for $795K in 8/07 went under contract listed at $743K which means all contingencies have been removed. We should see this unit closing soon.

Ali'i Kai 4303 which sold for $490K in 12/03 expired after 108 market days listed at $795K. 4303 started out listed at $1.165M. Pu'u Po'a 107 was withdrawn from the market while listed at $1.450M after 760 market days This unit started out at $2.399M and sold for $1.695M in 7/07.

On to price changes: Villas on the Prince 19, an agent owned unit purchased for $520K in 6/12 made a token reduction going from $850K to $844K. Sandpiper 206 went from $299K to $289K and last sold for $114,500 in 11/99. Kamahana 3, which last sold for $180,500 in 4/99 wins the reduction of the week award by going from $390K to $295K. This is not a short sale but rather a very attractively priced 2 bedroom 2 bath 1700 sqft condo. It says the price is firm and that the sellers are motivated. Nihilani 32A, an agent owned unit purchased for an amazing $985K in 3/06 reduced from $549K to $499K and is a short sale. Ali'i Kai 7101 is a co-winner for the price reduction of the week, edging out Kamahana's $95K price reduction with a $100K price change of their own, going from $629K to $529K. This unit sold for $625K in 4/07 and is a short sale. Ali'i Kai 5301, a bank owned property purchased for $977K in 4/07, reduced to $544,900 from $558,900. Cliifs 9201, an agent owned unit which sold as a leasehold for $135K in 12/86 and converted to fee simple in 11/91 for $22,500 also made a healthy price reduction going from $685K to $614K. As mentioned under the "back on the market" portion of this update, Hanalei Bay Resort 9104-5-6 went from $1.975M to $1.895M. These last 4 units offer ocean views if an ocean view condo is on your Christmas list.

Aloha Elaine!  Have things quieted down on Kauai over the Holidays, since Thanksgiving, or has it really remained consistent?

Aloha Doug,

From 11/15 to 11/21  - 19 properties went into escrow.  The numbers fell a bit over Thanksgiving with 12 properties going into escrow between 11/22 and 11/28.  From 11/29 to 12/5 once again there were 12 properties but so far this week, from 12/6 to today there are 20 properties in escrow.  Maybe some shopping for Christmas? HO HO HO Mele Kalikimaka.
