You have IDX, Do you bring anything else to the party?

I was looking on the internet today, as we all do, and testing where different companies ranked in google, bing, etc.  It is interesting to see it is not the companies that represent the most listings or have the best agents that tend to rank towards the top.  In many cases it is the company that has no real content only the most complex internal linking structure and are manipulating the IDX feed that are at the top.  You have to wonder is this really what is best for the consumer. 

 

This is where IDX has truly been a disservice for the consumer.  The consumer believes they are making an inquiry to a person knowledgeable about the property, but in many cases it is a customer care person who has little to no knowledge about the property.  When the Buyer digs deeper they are referred to "The Neighborhood Expert", but is this really the case, or is this person "The conversion Expert."  In many cases the "Conversion Experts" are agents that did not have the expertise and develop a true niche and sphere.  Their claim to fame is the willingness to pay a 30% referral.

 

IDX is a wonderful tool for educating Buyers, but you have to wonder is it truly what is best for the consumer.  The landscape will continue to see the MLS and the business as a whole evolve.  In a few years we will begin to see local MLS merge and then a national and international Database.  It is just a matter of time.  It will be interesting to see if this is truly what is best for the consumer.
