When it comes to buying and selling property.. even renting property for that matter, there is a lot of stress that comes along with this.  Potential clients are very aware of this.  Hiring a Realtor that looks out for your best interest, and helps in trying to relieve some of this stress.  This is why you have interviewed them and have hired one that you feel is professionial.  Realtors take classes, and continuing ed classes to ensure they are up on all current issues.  There are even Realtors that focus their career on buyers.  They have a designation of ABR (Accredited Buyers Representative).

Home inspectors also need to be licensed.  When it comes to making sure the home you wish to purchase has no surprises, and you are aware of what might be needed in repairs or forthcoming issues you hire an inspector that knows their job, and has had the training.

So, why after interviewing Realtors, paying for home inspections, do clients take the word of gospel what their neighbor tells them about this home you wish to purchase?  they speak to their bosses, co-workers and family members.  Anyone that will listen and give them their advice.  For the most part non of these people have ever seen the home you wish to purchase.

If the home inspector mentions that there is a cracked tile in the kitchen and is just pointing that out to you.  It doesn't necessarily mean it needs a new floor.  But ask them your questions.. this is what they are there for.  When you talk to your boss about this and he/she says "walk away from this home, it is going to be money pit,  because you will need to jack up the house and put in a new foundation."  All of this due to a cracked tile?  Where in the world are they bassing their information on?  They haven't seen the house or are licensed in this field.

You've hired professionals... ask them your questions.  If you have a good Realtor, and home inspector, they are worth their weight in gold.. and will look out for your best interest.

Debra.. I do believe that these people, family members, friends, etc., have the best of intensions and have probably done work on their own homes, but this does NOT qualify them as being experts.

Valerie, I've lost my focus but I'm back! When a buyer has doubts about the purchase, in general, for whatever reason, it's not about the particular cracked tile, it's about I want to see if there's something better out there, cheaper, especially in this market. It wasn't like this 3 years ago when there were multiple offers on a house in the first day.

Ed.. I don't think you have ever lost your focus.  Maybe you are stressed and need a vacation? 

I am inclined to agree with you about this in general.  However with these particular  in this one case, these buyers want to spend more for a home they like (unfortunately) they don't qualify for more.  I still feel their best bet is to work with the sellers on this home.  They won't find a better deal, especially between now and the end of April in order to get the $8,000 tax credit.

Valerie, I feel your frustration. I do a consult and give sellers my advice on how to prepare their homes for sale. It's very disheartening when I go back and see they have ignored me about something important because Mom didn't agree. Then of course there are the ones that tell me they're not going to paint or move any furniture as soon as I step in the door. If they're not going to listen WHY AM I THERE?

There are reasons for such behavior!

Like drivers who think they could hold their own in NASCAR, home buyers think because they've lived in real estate they know real estate. Uncle Charlie being older must know even more! Then there are the conspiracy theorist, they believe the TV Guru really does have an insider secret! People will believe almost any crack-pot idea, they even believe that the banks foreclose so they can take a loss, not because they stopped making the payments. They don't believe you because you're going to make a commission.

Then there are the agents that claim to be an expert in everything there license covers. They mistake expertice with professionalism. Which is the blog I've been rewriting for tomorrow.

I'm so glad George re-blogged this. It's a great start on an emportan subject.

It's a matter of trust.  Even when they are totally wrong, the consumer is more likely to trust their friend, neighbor, relative before a perfect stranger agent.

Which is why, my first goal is to get a buyer's TRUST.

I accomplish that goal in many strange and mysterious ways.

Janice.. Somtimes I feel that these people are overwhelmed with the idea of selling.. that they don't know what direction to go in.  Maybe it is a matter of gaining their trust? 

There is no manual with this job... sometimes I wish there was.

Bill... I work on having my clients trust me.  For one, I want them to interview me.. or another realtor to make sure they are working with a professional they can trust.  I know it takes time.... I just wish they would (sometimes) take a leap of faith.

Lenn.. You are right (like usual) it is a matter of trust.  I'd like to read some of your *strange and mysterious ways* someday. :)

When working for a client for a few months, I always hope a base line of trust has been established... but in some cases it just might take longer.

Ahhhh, so true!  I have gone through the same thing with sellers.  They listen to their relatives, neighbors, anyone that is not a professional.  So, sell it yourself if you are not going to listen to the pros.

Brigita... I'm now looking at this in a different direction.  The sellers or buyers have family and friends they have known for a long time.  They have a *trust* or *bond* with these people, where we just have come into the picture.   It is a matter of gaining their trust.  It is just hard, when you need to help them sell or buy a home in a short time period.

Kathy.. It is hard to get buyers (let alone sellers too) to trust you, and realize you have their best interest in mind.  Realtors have gotten a bad rap... which I feel is due to the few that just don't know what they are doing.  This is why I believe in interviewing all people associated in a real estate transaction.
