New listings getting harder to get theses days as the slow down in the market continues. I have seen a increase in calls from FSBO letters that I send out and when I knock on doors, people are more willing to talk. I have also been getting calls from Talking House. This company says they can guarantee listings though converting FSBO's. I am skeptical about this expensive program. So my questions are:

Are you seeing any improvement in converting FSBO's?

How are you approaching FSBO owners?

What techniques have you used with success?

How much time do you spend on FSBO's?

Are you using "Talking House" and does this actually help convert FSBO's?

Talking Houses haven't worked for me. An IVR System with an 800 line would work better. This is called call-capture. Online home tours and staging consults work too.

I have just started working FSBO's again this week.  Kicked it off by e-mailing about 50 FSBO's and got 4 responses with invites to preview their homes.  Much more positive than in the past where ether I would get no response from a first e-mail or get 2 or 3 negative responses which many times were insulting.

Talking house is a no go.

I've also used Talking House inthe past. I can't say that it worked for me either. However, approaching the seller with a "FSBO Guide" or "First Aid Kit" and leaving it with them FREE of charge has worked great for me. HP Marketing Assistant and eListingService from First American Title have a great guide you can leave with the fsbo. Then simply follow up on a weekly bases till they ask you for a listing appointment.

Talking House worked for me on two homes.. Since the market turned.. not so much.

I have to say, there is no prescription to success other than pricing a home to the point that it is an OBVIOUS deal.

It's getting tougher and tougher.. Keep on keeping on.

In my GRI CLasses, it is ususally about 80% negative on Talking Houses. You are wise to focus on the FSBO market. They need you now more than ever!
