FINDING THE RIGHT HOUSE: THINGS TO CONSIDER BEFORE YOU GO HOUSE-HUNTING

By
Real Estate Agent with iNet Realty

Your landlord just raised the rent.  You realize you'd rather invest in your future than pay the landlord's mortgage.  After much discusision, you and your spouse decide that it's time look into buying a home.

What do you do now?

The first thing you need to do is to decide what cities or areas you would like to live in. Statistics show that you will probably consider a neighborhood that you visit regularly or have visited in the past.

Once you have an idea which cities you would like to live in, visit a website that publishes listings to the general public such as www.homes.com, www.homegain.com  or www.realtor.com.  Get an idea what price homes or condos are selling the areas that you are interested in .   Some of these sites will have a built in map to show you the general location of a property.  There will also be a built in mortgage caculator that will give you an idea what the monthly payment will be like. Other information such as school districts, churches, malls, etc. can also be obtained through serach engines such as google or yahoo.

Use these sites to make the following decisions about your future home:

 House or Condo

1, 2 or 3 Bedroom?

1, 1.5 or 2 Baths?

Small kitchen or large modern kitchen

  Garage or Carport?

   Pool?       View?

Decide which of these characteristics are important to you.  Figure out which you cannot live without - such as closet space, a den, library, large yard.

Then look for that realtor and ask him for that checklist that will take you to the next step towards finding your home.

Marie - great tips and advice.  I see why you coach other agents.  I've often thought, I would love to have my own personal coach like people who exercise have their own personal trainer.  A good coach or mentor is invaluable in this business.  I would add too, that a buyer should check their credit and get pre-qual so they will know how much they can afford to spend.  Thanks for the adivce.  I've made notes.

Thank You for you response. May I suggest that you check out By Referral Only.  You can check them out at www.byreferralonly.com.  I have a friend in BRO who can explain their coaching program better.  They have a great coaching program with highly qualified coaches.  In fact there is a Main Event coming up in Burbank this September.  This is a three day - don't miss it!" event that really explains their system.  Joe Stumpf is such a great trainer.  Much of what he has to say at this event will really shake your boots..

I think when you are buying a property that sometimes you have to actually go look at some to really figure out what the things are that you really want or you just can't live without.

Angie- That was my point exactly!!  A lot of buyers get prequalified and ask their realtor to show them property without even thinking about the possibilities.  Sometimes, as realtors, we find ourselves unable to help the clients because they have not taken this very improtant step!

Katrina, Glad you liked it!  I've also reworked a lot of my previous blogs.  So check them out too!
