I love this new concept (maybe not so new) of Real Estate Teams. You know, the whole two  (three, four...) heads are better than one theory. They usually consist of one or more real estate agents, a mortgage broker, team leader, customer service rep, office coordinator and internet specialist to name a few who make up a superior sales staff ready to attend to the clients every  home buying/selling needs.

However, for some reason, one of the missing links on all these teams is the Real Estate  Design Specialist .

Are  Real Estate Teams  misunderstanding the importance of this element in the home selling process?

The cost of staging is nominal. Certainly when you consider the payoff.

The benefit to the realtor is two fold. They don't run the risk of offending the homeseller and they are always representing pristine properties. Not to mention stats. Staged homes sell for more in less time. Another advantage to having a stager on board is simply the service provided to a client. Even if a team found no use for staging expertise, the homeseller would know its available to them if they so choose. Although I work with a number of realtors who understand the importance of professional staging, much of my work comes from homesellers who sought me out themselves. Why not offer that to a client directly? 

I've met realtors who do their own staging with no formal training. They believe they don't need the expertise of a trained staging professional. Does that also mean that anybody should be able to sell a house without certification or training? It does happen. FSBO is a prime example of that.  I'd venture to say there is no comparison between FSBO and brokerage sold homes.

 I have been staging homes for 5 years and I can honestly say that I have never had a dissatisfied customer. Why would  they be ? They have a house for sale that can boast "move in condition."Often, they are so pleased w/my work that they hire me to help them with their new home. It's referred to as Work With What You Have Decorating. A much more affordable option to full Interior Design Services. A helpful service that can be offered to a home buyer.

 Realtors market. Stagers merchandise.

The trend for agents to work with a stager is growing -- that is, among the smart realtors who know that it will make their jobs so much easier, and sell the home faster, and get their commission check earlier!  :-)

It's a no brainer for us stagers because we see the results time and time again...realtors are catching on it just seems like it is taking longer than it should!
