Currently I have 3 California State Licenses and counting.  My Real Estate License, Appraiser License & Manicurist License.  I acquired my real estate license several years back and thought I might like something to fall back on for a guaranteed paycheck, so I went for my appraiser license.  I am really good with numbers and am one of the few people who enjoy working with them.  Therefore, I took the appraising class and tested out with no problem.  The downfall I soon discovered was... you have to do 2,000 hours as a trainee.  The catch...no one wanted to hire me because then once I was trained, I would be their competition.  So I decided to continue being a Realtor and incorporate all of the appraising information I learned back into my business.  I have to say it has definitely helped my business grow because I know more than the average agent.  I found the appraising background gave me an in-depth perspective most agents didn't think about, and gained an inside concept of what an appraiser truly looks for when appraising a property and how comparables really compare.

The beauty of being a Realtor is that we have unlimited income potential as well as our own freedom to pick and choose how we run our business.  In turn, an appraiser will spend most of their time on the road, and can easily rack up 70,000 miles per year on their car. Ouch! 

As for the manicuring license, my nails still look great to this day.  Imagine how much money I have saved over the last 16 years by doing my own nails?  However, a pedicure in a salon feels soooo wonderful and therapeutic, I often have to treat myself when I close a deal!

So instead of thinking of the appraising class was a waste of time...it has become an asset to my business.  I guess you could say I am a collector of state licenses.  Who knows how many I will end up with when I die.
