Mitch found, as I did, that seminars work. You have first time home buyer seminars that work to get you qualified leads and the 203k seminars get you action on 203k loans. When you put them together you have a winning combination. Not at the same time however. They each have their place but when you are doing a home buyer or first time home buyers seminar educate your buyers to the 203k as a program whereby they can actually pick and choose their upgrades for the most part and really make that home "theirs".
It is so important to put your own touches on that home to "make it yours". The Home Ready concept of Daryl Whiteside is also a fabulous idea.
