Hawaii Kai Home for Sale in Koko Head Terrace

I have a new listing in the Hawai Kai community of Koko Head Terrace, one of the earliest subdivisions in Hawaii Kai.  Koko Head Terrace, with 692 homes, stretches on the mountain (mauka) side of Lunalilo Home Road from Kalanianaole Hwy to Hawaii Kai Drive and eastward to Koko Head Regional Park.  The subdivision is close to the Hawaii Kai Library and Koko Marina Shopping Center.  Koko Head, a lava tuff cone created about 10,000 years ago during Oahu's last period of volcanic activity, is the headland that defines the eastern side of Maunalua Bay.  This area is quite scenic and Koko Head Regional Park is popular place to visit.  Koko literally means the blood of a man bitten by a shark, and earlier was a canoe landing site.

Building began in the mid 1960s and continued into the early 1970s.   One of the more modest areas of Hawaii Kai, typical homes are single-level, wood-framed,    3 bedroom/2.5 bath with carports. The average lot size is 6,500 square feet. Many of the homes are built on relatively level terrain and have no views.

21 sales in 2007 ranged from $630,000 to $875,000.  In 2008, 16 sales closed, from $630,000 to $1,125,000.  The highest sale was a 7 bedroom/4 bath house of 4,400 sqft built in 2006, with views.  In 2009, 25 homes sold, from $550,000 to $1,025,000.  The lowest was a short sale, the highest a 4,612 SF 2006 home.
