Rivershyre subdivision is located off of Ga. 20, Buford Drive, in Lawrenceville, between Braselton Highway and Russell Road. The subdivision has an inviting entrance of stone with white fencing that lines a long and winding drive into the secluded subdivision. 
Rivershyre was developed in the late 1980's and most of the homes were built in the early to mid 1990's. Construction quality and functionality is above average for the area and the development offers new homeowners a departure from some of the more "cookie cutter" subdivisions of its era and price range that is so common in the county. Rivershyre is still a part of the Collins Hill School Cluster, one of the most desired in the Gwinnett County Public school system.
Some of the features that many of the homes in Rivershyre enjoy included luxurious master baths with barrel vaulted ceilings and separate vanities "in the round" - sounds a bit odd, but given a chance to see one of these homes with this unusual bathroom design and you will be impressed. I've seen probably 1000's of homes during my years in real estate and I have NEVER seen a bathroom like one that I have seen in a home in Rivershyre. Covered decks with double entrances and skylights, with raised panel side wall accents and ceiling fans. Some of the ranch plans boast a gigantic double garage that is not only oversized in width but in depth as well. I can't imagine a personal vehicle that would not fit in one of these garages and I can't say that for many of the newer subdivisions in the county.
Not all of the homes in Rivershyre offers a formal dining room - this was a trend in the early 90's that was taking advantage of a new suburban way of life where formal entertaining was less common. However, of the plans that I have seen in the development without the formal dining room, other areas of the home more than make up for it. Gigantic kitchens with sun filled keeping rooms offer ample space for a larger dining table and hutch or buffet, in addition to a small nook for the morning breakfast table.
Rivershyre development has just over 400 homesites and is a well planned community with many trees and green spaces for its residents. The first building that you will see along the white fence lined drive is the clubhouse and ammenities area. 
Rivershyre has an active homeowners association and hosts several community gatherings each year. The Rivershyre Sharks Swim Team is a member of the Gwinnett County Swim League and accepts outside swimmers from the Lawrenceville and Dacula area.
The Clubhouse is spacious and available to homeowners for a reasonable rental fee. There is a large pool, a kiddie wadding pool, and lighted tennis courts.
Rivershyre currently has 10 homes available for sale, ranging in price from $179,900 to $299,900, a testament to the variety of floor plans and square footage of homes available in this community.
There are 3 pending sales in the community at this time, ranging in list price from $184,900 to $229,950. It would be fair to say that a large percentage of the homes built in Rivershyre feature at least a partial basement, and many of them offer a full basement.
There has been one sale of a home in Rivershyre since January 1st of this year and it was a 5 bedroom, 3 and 1/2 bath basement home, a ranch, originally listed at $229,900 and it sold for $180,000.
If you are looking for a new home in the Lawrenceville area, with convenient access to I-85, Ga. 316, Rivershyre is worth taking a look. Overall the subdivision has maintained its visual appeal and the location is convenient to Mall of Georgia, the new Braves minor league stadum, Gwinnett Stadium, many other shopping venues and restaurants, local parks, the Collins Hill Aquatic Center and area schools.
