EQUATOR webinar by Bank of America Short Sale Dept.

By
Real Estate Broker/Owner with MBA Broker Consultants CalBRE Broker #00983670

Today Bank of America hosted an online webinar for Realtors and other industry professionals.  They discussed their short sale system, and a brief demo of their new Equator file submission system.

One interesting tip: the negotiator can "escalate" files if there is a Trustee Sale date imminent.  I would like to find out if this strategy has been tried by my fellow colleagues here at ActiveRain?

Here's a link to the Equator manual and their short sale submission requirements:

Also here's their short sale department phone #

1-866-880-1232

They say they are ramped up and ready to tackle HAFA.  Let's hope so!!

Hope I never have to deal with the entirety of the short sale process. I dealve it out to a third party, professional, attorney based, short sale mitigation team at no cost to me or my firm. It is oh soo efficient and I just get my commissions faster!

We have postponed a number of Equator short sales without a problem. Overall, the system seems to be working fairly well.

How timely is your post; Sal just went to the HAFA presentation [with Equator] today. Our Brokerage has an expert on staff, so the process is handled through her. we have decided to not do SS as one really needs the expertise in that area. Sal is the active Realtor in our partnership. He [we] come from New Home construction backgrounds.
Good info. It appears that individual states are preparing the way [for their Agents] to succeed.

I would like to know if anyone has closed a short sale with Equator yet?  I've heard lots of horror stories (files being deleted, rejected, etc.) but no successes yet.... I'm still waiting for that!

Hi Regina.   I just started one with a buyer.  The file was uploaded yesterday by the listing agent.  I am hoping it moves along more quickly now but I read somewhere that if tghe seller has not already started the short sale process with the bank, it can still take 1-2 months for an answer.  Does anyone know if that is really the case with BOA?

And THANKS for the link to the Bank of America webinar!!

We have SUCCESS stories (plural)!!!!   Just closed one last Wednesday.....  This file came to us over a year ago.  After three buyers and a year of pulling our hair out in the old Bank of America fax program, we finally got to run it through Equator.  File was uploaded at the end of  January.  80/20 Fannie Mae.  Appraisal was completed 3 weeks after initiation.  Counteroffer rec'd in March.  Final approval received end of March. Buyer took 40 days to get his lender to the table.  Yeehaw!

We hear horror stories all the time.  Many of the hiccups faced are easy to avoid with the right information.  The problem is that the reference guides provided by BAC and Equator do not tell the whole story and leave out simple but crucial pieces of info. ...we are hosting a webinar simply to fill in the gaps.

i did close 1 with Equator, the biggest issue, is uploads, and putting whatever they request

in the precision ,exact format, otherwise it bounces back an takes you 2 weeks to regroup.

the negotiater will never call you back, only email **   You have to go to the top of the

Bank of America Leadership to get a response so keep any emails of the top managers you meet.
