The kiss of death in real estate is pricing...over price and you will end up taking less later.....how much you ask? Well I have seen examples of as low as losing $30k by over pricing, to some of the higher homes losing HUNDREDS of Thousands of dollars!
No seller alive wants to hear what an honest agent will tell them on price....not one...but smart sellers will ALWAYS listen to the professional that they choose....if they don't they will lose money in this market....
In those glorious old days (5 years ago) when everything was going up, overpricing really didn't matter....because you would get your price sooner or later....it was pretty much a given then...but things have changed....oh how they have changed.
In one example in Palo Cedro a nice couple met with me on a very nice parcel of land....I gave them the price that it needed to be....they didn't like the price and listed with someone else for much more and it expired....then they dropped the price and listed it again....and it expired....it is now listed for under what they could have got for the place 2+ years ago....they call this chasing the ball DOWN the hill......There are only two things you can do when you chase a ball down the hill....run faster than the ball and stop it or wait till it hits bottom and stops rolling...
Pricing ahead of the curve is what we do or try to do on every property we list...this way it sells fairly quickly and you don't have to end up taking Much less later.....Some Sellers Get this and some don't. What's the difference between the two when it comes to getting them sold? MONEY......money left on the table because overpricing will cost you just that....money!
