March 2010 -Over- 2009 Market Report - Roswell, Georgia
According to Georgia MLS, from my own personal research Roswell, Georgia had 718 single family homes listed for sale on average in March 2010. I've prepared a comparison Market Report for March 2010 -Over- 2009

What does this all mean? Is this good or bad in Roswell for home sales?
The Good News:
- There were 55 single family homes sold in Roswell in March, 2010. This is an increase of 31% from a year ago.
- There were 7.7% more Active Listings for sale in March a year ago.
- Days on the Market (DOM) were down 16.3% from a year ago.
- The average sales price was up 4.8% from a year ago. YEAH!!!
The Bad News:
- There is 111.1% increase in new foreclosures from a year ago.
My observation:
- It is a good time to buy now days. There are so many great opportunities /"deals" out there. I do not recommend to buy if you expect to move and sell a home within 2-5 years. Most likely prices are going to stay flat or slightly decrease for a while. If the time is right for you and your family to buy a new home, go ahead! Don't try to play the market.
- I expect foreclosures, short sales and REOs properties to remain a significant percentage of sales in the next several months that will keep downward pressure on sales prices.
- The real estate market is not going to improve until the unemployment rate goes down.
- If you are a seller, don't sell unless you have to. If you have to sell, price it right when you list it for sale. Make sure your home sparkles. It has to stand out from all the other homes on the market.
