Homes Sold - Monthly Real Estate Trends and Statistics - Mobile and Baldwin County - April 2010

We have tabulated our monthly statistics derived from the Mobile Area Association of Realtors and Baldwin County Association of Realtors. This is a monthly analysis that shows a 2 year trend for Homes for Sale, Homes Sold, Median Sales Price, Absorption Rate, Days on Market for Sold Homes, and Number of New Foreclosure Listings. In this blog entry, we will analyze the Number of Homes Sold in Mobile County and in Baldwin County. We will show a spreadsheet that contains how many homes sold in each specific month for past two years. Under the spreadsheet, there will be a trending chart reflective of the data shown on the spreadsheet.

Take a look at the spreadsheet.  You will notice that sales were down in January 2010 but have increased in both Mobile and Baldwin County for the next three months.  Our team has been working with several first time home buyers and existing home buyers that were buying homes to get the tax incentives.  Now that the tax incentives have expired, we have noticed a slow down in the number of buyers.  We anticipate good numbers for both May and June, but after that with no tax incentives in place it will be interesting to see what our sales activity numbers will reflect.

The number of homes sold are up in both Mobile and Baldwin counties.  But take a look at the trends in Baldwin County.  Baldwin County has been a suppressed market for most of the past three years.  There are signs though of recovery.  In April 2010, the number of homes sold in Baldwin County increased a whopping 47% when compared to the same numbers in April of 2009.  Mobile County also showed an increase of 10% which is a high number in itself, but compared to Baldwin County seems paltry.  Please feel free to contact me if you have any questions.
