First of four Trends and Values reports for April 2010

Overall the numbers look good. Single Family sales are up 27%, the average sale price is up 9% and the Days on Market (DOM) is slightly down. It is taking less time to sell the home. 74 DOM for April, $194,688 Ave sale.

Keep in mind this is for all of North Texas and your community figures will be different. This just sets the stage.
In the Single Family home area there are 40% more pending sales and 25% more new listings. This is a sniff of a bad sign.

More houses and more listings means less you can ask because there is a lot of choice.

Graph 2 just shows the sales by price category. In our North Texas area most of the houses sold are between $100,000 and $400,000, but there are 74 homes sold under $20,000 and only 61 sold in the million dollar range or more.
