Thinking of selling your home? Calling a Realtor just to be listed on MLS? Why?
I am a Realtor and I hope you call me to help you sell your home. I also hope that the only reason you call isn't because I can list your home for sale on MLS. While MLS is one tool, one very good tool, it is still only ONE tool. There are many others — both online and off.
With more than two decades of sales and marketing experience — in both print and electronic media (including social media consulting) — I am confident that I can sell your home for top dollar without the need (and expense) of MLS. There are situations where it is needed, but why pay the price if you don't need it — your money is always best in your pocket.
There are several dozen online resources available to market your home, as well as numerous tried and true "traditional" methods. The best way to determine which will work best for your particular home, in your particular situation, is for me to chat with you for 10 to 15 minutes. There's no obligation beyond a quick phone call, but it could save you thousands of dollars.

I know, and not usually my style. But I'm looking for some reaction, ANY reaction. Hit a bit of a dry spell and starting to wonder if anybody actually reads anything, I mean really reads it. There's so much material "out there" these days I have a feeling people are just skimming through stuff just to get through it, without much thought at all.
Anyway, Doug. Thanks for the comment. But I am curious. By "strong pitch" did you also mean "bad pitch"? Do you think too strong?
Bob-- heck no! Sellers need strong agents in this market. As for activerain, I have noticed fewer comments lately as well. Perhaps folks are busier near the end of the month. These lead generation companies will sometimes post 15-30 blogs all at once (happened yesterday afternoon). If your blog is caught in the middle good luck getting noticed.

We have quite a few Realtors out here who just list properties on the MLS. Prices range from $300 to $500 that I know of.
Thanks for making that comment Russel. It gives me the opportunity to say that is a practice I do not agree with. I'm talking about helping clients sell their home with the beneft of MLS or without. Without, in my opinion, it can be done very effectively and successfully - although it is hard work - and I feel that is the option that should be explored first. However, if the client's situation is one that makes an MLS listing a necessity, then I feel MLS should be utilized properly. The best of tools are no good if they are used incorrectly and, again in my opinion, simply putting it on MLS for a flat fee is a very poor use of MLS.

Your catchy title got me here, so you are on to something Bob, you got the attention, the message, however is a bit confusing, are you aiming to get noticed by FSBO's? are you offering to work for a lower commission.? Your line: "...I am confident that I can sell your home for top dollar without the need (and expense) of MLS..." is not quite clear, since posting a listing on the MLS does not really cost a lot. I would sort of clarify what the offer really is.

I came to Real Estate from an advertising background and old habits die hard I suppose. Regardless of the product I always felt the goal was to get people to contact you - then it's the saleperson's job to do the selling. I've never believed in the ad doing the selling so I'm used to putting in just enough.
That said, I am finding that real estate is somewhat of a unique market so your perspective is very much appreciated and I will definitely consider your comments with future posts.
