It SOLD! You're excited, anxious and overwhelmed. You're packing. Don't forget one thing... You said in your seller's disclosure notice you had an automatic overhead garage door opener and 2 garage door remote control openers. What? You just drove off with kiddo and Fido with those real estate items in the bottom of the barrel? Erk! Brake and go back... What you should have done is set one box aside to pack, or I should say not pack, items that stay in the house. The box of items should include:

Garage door remote control openers

Garage door entry combinations

Mailbox keys

Key fobs to the security system

Amenity center keys
-
Owner's manuals and warranties for appliances and systems in the house

Local service providers -- your yard guy, your pool guy, your plumber and electrician

Code to the security alarm and phone number of the monitoring service

Numbers to the local utility companies
-
HOA and condo information including neighborhood directory
-
Spare carpet, tile or wood
-
Spare paint
There is a lot on your plate and a lot on your mind, but having your whole house in boxes is not the time to play hide and go seek with the new owner's stuff! That game is easy to avoid!
What do above and beyond home sellers leave for the new owners? I personally had never thought of these things before being a real estate agent when selling my own homes in the past, ashamed, but I have witnessed countless thoughtful sellers do these things... very proud of them.
- A note welcoming them to the home is nice and some tips about turning things on and off i.e. the jet tub, the pool parts -- all the quirky little things that make your house your home. If the new owner would have to tinker with it to figure out, then it's a nice gesture to leave them some clues.
- Talk to the neighbors and ask if they would mind you leaving their name and number for Mr. Buyer.
- I had one seller leave a fresh flower bouquet on the kitchen island for the new home owner. I had one seller make the new owner a front door wreath. Those are very nice gestures.
- I had one seller leave the new owner a set of garage door opener remotes, even though the seller programmed their vehicle to open garage doors and never had a separate set of remote garage door openers... seller still made sure the new owner in their obviously older vehicle had a way in and out from day one. How practical and nice of him was that?
Being considerate is one reason to follow these guidelines, but preventing yourself from having to find a needle in a haystack afterwards is just a whole other problem your realtor just solved!
