The one thing that so many home sellers don't remember when preparing their home for sale is the Potential Buyer!! Do the tastes, styles and interests of buyers change? Are they geographically different? Are they different from neighborhood to neighborhood and home style to style? The answer is Yes, yes, yes!.    

In Every change made - in everything done, the question must be asked, "will your typical, or average, buyer be drawn to this?".  BUT, to accurately answer that question, you must know who your typical buyer is. Statistics show that the average buyers today are young families in their mid thirties.  However, in your particular neighborhood this may not be the case.  It's important to do the research. Your Real Estate Agent can help you identify the typical buyers for your neighborhood.  If you're selling your home yourself, there are several sites on line that will give you the demographics for your particular neighborhood.

Once you've determined your potential buyers, you need to translate this into your home staging strategy.   Does the area attract Young Families - staging an attractive child's bedroom or baby room (both of which are emotionally appealing) is a good idea.  Use of updated colors, furnishings and accessories is important.  Highlight child friendly yards by drawing buyers' eyes outside with open windows facing the yard, an outdoor table set for entertaining and flowers in the yard and on the table. If Singles are moving in, consider staging one of the bedrooms as an office or home gym, colors are more vibrant and current.  Is the home a Hip City Condo? Then clean lines, contrasting colors and a contemporary feel attract these young professionals.  As a target market their style is modern, and a bit sparse.  Is this a 55 and oldercommunity?  Think neutral/subtle colors, comfortable furniture, open and wide paths throughout the home, and absolutely no clutter.
