There is nothing more frustrating than when you have a buyer whom is more than motivated (2 adults - 1 baby who has learned to crawl - living in a 1 bedroom apt) - and the place they want to see says "Appointment Only"... and the Listing Agent WON'T CALL YOU BACK !

Seriously?

I will never understand it.  I will never understand how agents like this stay in business and how their clients don't see through the smoke and mirrors.  I wonder if these agents call their clients back when they call?

My clients want to see a property which is listed by a discount brokerage (listing-service only) that requires me to contact the sellers directly.  The only phone number listed is never answered and the voicemail box is full so I can't leave a message.  I've even left a note on their door with no return call.

James,  I feel your frustration.  I do not understand it either!  I will not take a listing, including a short sale, if sellers do not agree to put a lock box on the property and cooperate with showings.  My goal is not to simply list a home  ... my goal is to sell the home. That is not easily done when buyers can't see it. I hope your clients find another condo. Have a blessed day.

I've been waiting since April 27th to get into a home for sale. We finally get in today at 1:00, but I have to submit the offer by 3pm as others have written 'subject to visual inspection' without ever having seen the home.

i think sellers sometimes have legitimate reasons to have restrictions on home showings. but it is horrible if the LA does not work with SA who want to show the home within those restrictions. i think this would be considered LA breaking the contract and if seller knows about it LA should be fired.

You're right, Jim... It amazes me how these agents keep their listings through all the smoke and mirrors.  Fortunately, it is a tiny minority of agents in my market.
