our office in watertown ct had 6 open houses on July 29 0 people showed up for any of them this is the first time i have seen this has anyone else seen this trend and have we bottomed out???

I don't know if I've ever seen that happen. We are starting up an open house campaign right now, hope this was an anomoly, not a trend...

The only time I had zero people to show for a public open house was only when the paper didn't publish the open house the day of the open house.  Of course most Realtors in our town have open houses on Sunday so it is better to have the open house on that day however, Saturday has been a good day also if it is advertised in the local paper on Saturday.  Plus we advertise tot he agents in a e-mail or fax announcement.

I've had more than one OH where no one showed up.  That's one of the reasons I stopped doing them long ago.

John if you had 6 opens and no one showed up in my opinion you are not at the bottom because no one is ready to buy.

I do not host open houses, sorry.  Maybe, the next time a client asks, you should tell them you had no one show.  I don't think they sell houses, but, they used to be good for picking up new buyers.  We used to let the new agents in our office host our listings for open houses if they were slow.  Just not sure if that is still helping them.  In Connecticut, we have Buyer Agency.  So, if one of my clients stops in at your open house, they are saving me time by looking on their own.  I would be the one to write their offer, if they were interested. So, if the listing agent isn't the one hosting the open house, and the buyer's have a Buyer Agent, what would be the benefit for the new agent?

myself only being an agent for 2 years in slow market i pick up buyers here and there from open houses i do about 2 a month i also am in ct and i sold 2 last year from open houses found about 6-7 more buyers  i find that most people going to open houses are not represented by agents probablly under 10%, they are testing the waters these are the ones you wow so for the people that say open houses do nothing, they are wrong and i thank them for the business that they leave behind
