real estate marketing on facebookIf you are one of the agents who has one of the 51,000 listings posted on Facebook, then this post will seem obvious and redundant to you.  If not, you should definitely read on....

Facebook has "The Marketplace" where many real estate agents post their listings.  The wonderful part about the way Facebook works is that those listings show up to "your social circle" anytime someone in your circle enters The Marketplace.  Right at the top of the page in my experience.

If you are not using Facebook as a means to attract prospective buyers and to market to your sphere of influence you are missing a huge opportunity, and here is why:

  • People want to do business with people they know and like.  I will assume your Facebook friends know and like you.  I don't like to make assumptions, but this one seems obvious. :-)
  • When you post a listing in the Facebook market place, it shows up in your posts/news feed.  I myself have yet to see one from my Facebook friends and a good portion of my FB friends are Realtors!  Hmmmm.
  • Posting your listings on FB is a constant reminder to your friends of your profession.  As crazy as it sounds, you may not be the first person that comes to mind when they think "Real Estate".  Shouldn't you remind them?
  • When it comes to the real estate market right now, people are looking for people they trust to handle their real estate transactions.   Your "friends" are more likely to trust you over a complete stranger.
  • Facebook allows you to keep up on your relationship with old friends, new friends and family...you know, relationship build???  Your listings will appear to those you have a relationship with...as well as "friends of friends"...you know, the whole referral part of your business.  Friends let friends know if they are in the market for a home.
  • Anywhere on the Internet that you can get a good link back to your own website is helpful to your search engine rankings.  With Google, it is one of their main ranking algorithms.
  • Having your listings posted on Facebook simply gives you more exposure and adds to what you have to present in your listing appointments. 

tweetlister While using Facebook is one great tool, many are also finding Twitter to be a great way to attract buyers and keep their followers up to date on their listings.  I stumbled upon a GREAT tool called "Tweet Lister" for managing your listings on Twitter that should definitely be checked out.  This handy dandy website automates the Twitter posting process for you and it even has options to feed in your listings from the MLS.  They offer a free 14 day trial and remember that any good link back to your website is helpful to your Internet rankings.
