Listing Presentations - Casual or Professional?

As market conditions continue to go into a normal market, agents have to work for and earn listings. I have spent quite a bit of time developing a power point presentation for listing appointments. I am quite proud of it, however I have not used it yet. I find myself taking my laptop to listing appointments and trying to get a feeling if they are more serious or seem more casual. For the casual, I am going for a more casual soft sell. I have not had a presentation where I felt it was appropriate.

I am curious what you on AR have to say about your listing presentations.

  • Are you more serious or more casual?
  • Are you using a power point, paper or verbal only sales pitch?
  • What is working better for you?
  • What advice would you give a rookie agent on listing presentation?

I tend to be more on the casual side.  Typically I do a very soft presentation, but I am thinking about toughening up a bit :)

ha!  That makes me think back to the old days when I was one of the first agents in my market to bring their lap top to listing appointments.  Everybody was so spellbound by the technology I had to spend more time doing a demo about my laptop than competing for the listing.  I quit using it and finally started getting listings again.  Of course, that was Texas and that was nearly 10 years ago.  Today it shouldn't be so much of a mysterious piece of equipment.  I think you should mirror your people.  If they're high tech, then they will probably be impressed.  If they're old...I mean really old I think it will be a distraction.

You should try a couple of more websites.  That could help.

Sorry for my brashness but I suggest coming down to ground level and offering any potential clients your very best of efforts.  They want honest and trust worthy people who know what they are doing.  Learn how to market, the things that your clients will need to know to get their home sold and how to instill confidence that you are the right person for the job.  Flash is nice but in the long run I don't think it is the most important.

I send a pre-listing questionaire out with all my marketing materials BEFORE the appointment. Then when I sit down with them,  I ask if they have any questions on How I Market My Homes ? Most don't so I go over the CMA or preview their home.

It says time and money and then I really get to know them. I use to drop is all off, now I email. I'll send you one if you want. I've sent it to lots of activerainers.
