Affordability is a relative concept. South Salem Oregon is not known for being the most affordable part of Salem. Good, solid schools are the attraction to living down south, and hence...the demand for real estate there. An inexpensive home and south Salem Oregon is often considered an oxymoron, but there are a few pockets down south where home buyers can find more affordable living.
Skyline Village is a huge favorite for more affordable living. Part of this neighborhood sits in Schirle school district and it is an easy walk to the grocery store, or grab a lunch at Amadeus Cafe. Homes in this neighborhood tend to sell fairly well, unless a seller gets a huge ego and grossly overprices their home. Those don't sell anywhere well.
Liberty real estate is just a stones throw up the street from Skyline Village. Filled mostly with one level ranches, like Skyline Village, this area feeds into Liberty Elementary and is the most walkable of the affordable neighborhoods.
Pioneer and Morningside Neighborhoods surround Morningside school and Park. Located really close to all the amenities on Commercial street these are good locations for homeowners that want to be able to take a bus to work.
Salem Heights sits behind Salem Heights elementary. Not as close to amenities as some of the other neighborhoods, this area still offers some of the more affordable homes for South Salem Oregon.
South Gateway has several inexpensive choices but homeowners know it and there isn't a lot of turnover here. People tend to live in this neighborhood for a long time as it is split between Pringle and Sumpter Elementary schools.
