Top 7 Must-Have Features in Today's Buyer Market

Today's Buyers want cost-effective homes that focus on spaces and not rooms; homes that are designed to be 'green'.  It's all about family togetherness -- casual living, entertaining and flexible spaces.

Below are 7 must-have features most buyers are looking for in their next  home according to several different surveys.  Buyers are looking for:

Kitchen with an island1. Large kitchens preferably with an island

2. Energy-efficient appliances and high-efficiency insulation and windows

3. They want a home office or study

4. They prefer a Main-floor Master bedroom with oversize tubs and showers

5. They want an outdoor living space

6. Community landscaping with walking paths and playgrounds

7. Most all prefer a three-car garage

Now, Mike, if you can figure out how to get all of this into a home that costs no more than 150k or so, you'll have a big hit on your hands.  So, how much does what you have described in your post above, cost in your market area.  Just curious, here.

Thanks a bunch for posting this. You've given me a couple of fresh ideas on how to market our listings.

Last year I worked for a landscaping/hardscaping company so I know how hot the outdoor living trend is. It probably started around your area first and worked its way out here to Kentucky. Some of the outdoor kitchens can be more beautiful than the indoor ones!
