Here's the scenario. I'm representing you as your Agent (Buyer's Agent) and we are visually inspecting properties listed by Agents for the Sellers. And by visual inspection, I don't mean viewing the decor.

From my skills acquired in thirty years of experience and training in house construction in my area, I'm pointing out to you, with explanations, the pros and cons of the construction and state of repair. We'll look at decks, electrical panels, floor joists,  foundation walls, heating systems, ventilation systems, window frames and more.

This transfer of knowledge from me to you will help you separate the stars from the dogs when it comes time for you to make an informed decision on which property to offer. My service does not replace the service of a house inspector who may go into areas not easily inspected visually and may conduct testing.

Together, we'll  eliminate the dogs amongst all those lovely houses for sale, because I'm on your side.

Even the prettiest dog can bite you.

Juts like the sneaky dogs that come at you from behind that you have to watch out for in house buying you have to watch out for the hidden flaws that jump out to bite you after you have taken possession. A good realtor combined with a good home inspector will help you find most if not all of those little ankle biters but you as a purchaser need to be vigilant as well.

Kathy -not all Buyer's have the experience or qualifications to exercise vigilance when it comes to housing defects, construction and workmanship. If that is the case they should engage the services of a Buyer's Agent with the necessary skills to protect the Buyer's interests. I have the skills.
