Fixers are my favorites. I know it's a strange choice; sort of like preferring liver and onions to lobster. Maybe it's the same instinct that makes kids want to adopt stray pets or adults to want to care for crying children. Whatever the cause, I am a dedicated seeker of distressed dwelling. Whenever I see peeling paint, a sloping floor, or overgrown gardens, I get the itch to fix.

Guerneville FixerOnly about 1 in 10 buyers is willing to indulge my "check out this great fixer" routine, but they're the ones I have the most fun with. Sadly, many sellers today aren't willing to be honest about the condition of their run down property, so the bargains are harder to find. They do still exist. In my neck of the woods the averages and median prices are falling, but they're still over $500,000. One of our local brokers has what has to be the only listing under $100,000 in Sonoma County. At the same time there's a fixer listing in the town of Sonoma on .14 of an acre for over a million bucks. Location has never seemed so key to a property's value. I hope I can find an adventurous buyer who likes the idea of a bargain home in the woods.

I like this fixer's honest and plain architecture. The redwood setting is nice too.
