Most homes sold will have a home inspection and it may be wise to address a few things even before the inspection. One good reason for that is an inspection with a lot of problems may make a buyer think twice about buying your home.
Here is a list of items that you can address up front:
-Faucets and pipes. Check for leaks and drips.
-Doors. They should close easily and latch and lock.
-Roofs. Any missing tiles or shingles should be repaired or replaced. Check the flashing to see if it needs sealant.
-Toilets. Check for leaks and cracks in the bowl. Make sure they are not loose.
-Windows. racked glass or broken seals should be repaired or replaced.
-A/C Filters. Change them, a dirty filter will have an effect on the performance of the unit. You may consider having the unit serviced so it is in top condition for the inspection.
-Ground Fault Circuit Interrupters should be in working order.
-Wiring. Make sure that all the wiring in the house is up to code. This is sometimes an issue if the homeowner did his own handyman wiring.
These items will help eliminate any negatives when your home is being inspected and may help secure the sale. You should ask your listing agent for more tips on preparing your home for sale.
