Do you want to sell your listings or just babysit them?

I've been in this business for almost 15 yrs. I'm primarily a listing agent but sometimes I work with buyers. Most of my buyers are referrals or someone I've worked with in the past. I might have listed and sold their property and then they want to either down size or even up size. They trust my judgment and like working with me so when they are ready to purchase a property...they know they'll get the same superior service I provide. I'm not perfect but you should still have some common sense.

It's pretty obvious what I need to do to find what they are looking for. According to their criteria...I'll set up a list of properties they chose to see. I then have to sit down and make calls to get access into these properties. Sounds simple? ..Sure....in a perfect world..all I need to do is get a phone number ard call for showing instructions. But when I start calling around and can't get anywhere...I have to wonder if the listing agent really wants to sell the property or just be a babysitter. Or is it that they just take a listing and let it evaporate into space? Are they just taking it so they look good...like they are this great agent and everyone worships the ground they walk on because they have lots of listings. Some even like to brag but at the end of the day...if it doesn't sell...then there isn't anything for anyone to look forward to. No sale..no money...no satisfaction. Heck some of them can't even do a good job babysitting.

Imagine if you hired someone to babysit your child for an extended period of time and every time you call to see how the children are doing or an update on any problems....they don't pick up the phone or even return your call? I wouldn't hire that babysitter to watch my child.

Well the same goes for some of the agents I've come across lately. Imagine of you have a buyer who has been following a certain communtiy that they want to purchase in and they finally get one the fits what they want. They'll call you and want to see it. You pick up the phone and call the listing agent.

Recently I was in that situation...it's a friend of mine who has already purchased 4 properties from me so I know that they are going to purchase another. I call the agent up because my client is going to purchase the property and pay all cash for it. They had a few questions they wanted me to get answered before they put in their offer. I call and leave two messages. OK so I've been pretty patient...but now it's three days later and still no response. So now I try another method...I call the office and ask for the broker..."oh they're on the phone but I will have them call you back"

So now I"ll try one last way to get an answer...I email the listing agent letting them know my situation and that I would greatly appreciate a call back. Still nothing.....finally one day later the call comes in. The agent sounded like they didn't even know the listing was back on the market and that they just moved to another brokerage office and that they haven't even updated their license status....and besides that.....they tell me that they are out of town for another week!

I don't know about the rest of you listng agents but if I'm going to go on vacation or go out of town or need to deal with an emergency...I'd make sure that there was someone to cover my business while I'm gone. And if by chance I was unable to get someone to take care of this for me...I'd have no choice but to bring my business with me. Lets face it..the Real Estate business is mobile.

The agent didn't even change their voice mail so there was absolutely no possible way for me or anyone else to know they were on vacation or out of town.

I think these types of agents should really think about what they're doing or I would find another agent to watch out for my better interests. It's a disservice to your clients. Especially when you go on the listing appointment and you have to sell the consumer on your services about how hard you will work and how you'll make sure that you're looking out for their best interest.

Neal - at first I thought maybe that it was one of those agents that writes posts about how they proudly do not return calls because everything a buyers rep needs to know is in the listing. Like you, I either have someone cover for me or I bring my work with me when I am out of town. With smartphones and wireless internet, it is pretty easy to do. As Bill Clinton used to say: "I feel your pain!"

I can't even imagine being able to be unavailable for more than a few hours at a time.  Even when I am out of reach, I always make sure that someone is there to answer any questions/deal with any issues that come up with business.  How fair is it to the seller to agree to work for them to sell their property, and then disappear?

Thanks for type-casting.  I could do the same for buyers agents but I know better. It's a few people who don't know what they're doing (on both sides) that makes it hard on the rest of us.

I don't know about the rest of you but I list short sales..have a few right now. I always take a the call or return them. Why wouldn't I ? I want to sell it and as quick as I can...not getting back to an agent on one would be foolish on my part but I have experienced it on the buyers agent side and yes is a total loss of control if it does happen but I'm sure there are great agents who have the same goal as I so..sell it..time is the biggest factor in a short sale. REO's are the same thing although I have felt the buyer is always at the mercy of the bank. Required this and that...makes it more difficult to close sometimes.

Neal,

It's about efficiency.  In a small volume listing situation you can handle it all yourself and on the phone. Agents with heavy volume need assistants and systems.

I completely agree with you.  There is no excuse for not answering a phone call or an e-mail, whether you are out of town or not.  They have cyber cafes everywhere and your cell phone works anywhere these days.  I carry a laptop with a Sprint card when I travel and I have someone on the ground to cover for me also.

I don't understand listing agents who won't return a phone call. As a listing agent I can't tell you how many times agents have thanked me for simply returning their call. It's part of the job.

I would have been SO tempted to call the owners myself...The agent is obviously NOT doing their job.  I"m with you...get your business covered if going out of town, or take care of it yourself. NO excuse for behavior like that...none. `

Neal, it is very frustrating trying to get in to view a home, even with plenty of time. If the instructions say call office, but office has no instructions, recently I had to even email the agent to get a response. What is even better is you get the appointment you go and show, the tenants answer the door and they say no one notified them and NO you can not view the home.

Neal - I have heard so many problems about those kinds of showing appointment companies that I'm glad we don't use them here.  Almost all listed homes here have computerized lockboxes, and showing instructions are on MLS. 

Usually it is either vacant, in which case you can just show it whenever you want, or you call the occupants and give them anywhere from 1 to 4 hours notice (as requested in MLS) when you will be showing their home so they can straighten up and leave. 

Occasionally you might have to call the listing agent for an appointment, but that is so infrequent, that many agents won't even bother to show those until they have exhausted all the ones that are easier to show.  The moral, no matter what your system is, is to make it easy for agent to show your listings and you will get more showings.  More showings usually results in a quicker sale!

Hi Neal: I just have to add to your comments that systems like CSS or the front office staff work fine as long as the agent lets the people handling their calls know when a property has a contract or is in negotiations or is pending! I have spoken with multiple friends who have wasted hours (showing and writing) on an REO and then after the fact found out that it is already pending, it just wasn't entered and the staff could not reach the agent. The agents are then arrogant about the circumstances stating that they should have called before writing, even when they were, repeatedly!

As Far as comments about short sale agents being lazy - this is untrue of successful short sale agents, I completed my first short in 2002, if you are going to be successful with closing a short you have to answer your phone, you have to be on top of every aspect of the procedure and in constant contact with all parties involved.

I agree that if a listing agent is going to unavailable for more than 24 hours, they need to change their voicemail message to give an expectation of when they will receive a call back or another agent that they can call for questions about their listings.  I agree with Tom, that there is a lot of questions that could be answered within the MLS system if we do a better job of completing all of the required and optional information available in the data forms.  We can also keep our showing desk apprised of negotiations and availability to help facilitate showings on our listings.  You are right though, you still need to be accessible for your listings in a reasonable time frame.  Great discussion with a lot of different points of view.

Hi Everyone,

Again I appreciate the comments but the post really wasn't about using CCS. It was about agents answering their calls or returning their calls..I am aware of the other issues and I appreciate the thread but the subject was a bit off the post. I've left my opinions on that matter. It just happens not to be a great experience for me when using them.

There are a lot of clueless agents out there who don't do anything to actually market and sell the homes they have listed.  I find that most of them are people who are focused on other things (another job, family, personal pursuits, etc) and treat selling a home like posting a used lawnmower on Craigslist - list it and they will come.
