 Tuolumne County Real Estate Monthly Market Report

July 2010

During July 2010, 50 residential properties closed escrow. The average sale price was $217,252 and the average days on the market were 155. Thirty-six percent (or 18) of the residential properties that sold were bank owned and 20% (or 10) were short sales. Forty-two (42) residential properties went under contract during the month with an average list price of $278,016. There are currently 546 active residential properties on the market with 26% priced below $200,000. Below is the breakdown:

Karen - Twain Harte has seen Some price decline but is still a sought after area. Homes that are priced right are selling but there are not enough buyers for the number of homes.
