Should you show this listing to your buyers?

I came across an interesting story regarding his listing.

This is what his dilemma is:

Couple of months ago, he listed a very beautiful home (I'll not disclose more details about this listing - but you may consider it as a luxury home listing!)

He was very excited about selling this home - the only drawback was, it was in a different community - different town (about 40 miles from where his office is located.)

He has done his best during these couple of months to sell this home - open houses, direct marketing mail pieces and yes, door-knocking, too, in the neighborhood - to make sure everyone knows about the home for sale in this neighborhood.

He had a great turnover at the open houses and couple of low-ball offers - as per the seller as well as him as a listing agent. This fact was verified by an independent appraiser hired to evaluate the list price.

Here comes the biggest concern from him - so far, in these couple of months, only ONE local agent has shown the home to her client. (whereas he had more than 10 guests at the open house and through his internet marketing, at least 4 direct calls - one resulted into an offer and another one ready to make an offer.)

Questions I have are:

Why is that no LOCAL agent ever showed (except one) the interest in this home?

Is it because he is an OUTSIDER?

Will you show a listing in your geographic area to your buyer? 

I am in MA - and have worked in almost 50 miles radius of Boston - but never thought that listing agent has to be a local agent - though local expertise may be a big plus, it does not mean I do not show the listing just because...

Any thoughts/comments positive/negative are welcome.

Are you saying that local agents aren't showing the home because it has an out of town agent?  That doesn't make sense.  I'm looking for the home that my buyer wants.

Good question you raise. I thought you were going to go further, and ask, Is he doing his seller a disservice by not co-listing with an agent from the local market?

Good question, that tactic only hurts the local agents a home will be purchased.

 it is interesting. But if i hear you right you are getting traffic through outside agents.  In my mind that is even better. As that home is getting good attention.

I couldn't give a raccoon's butt who the listing agent is on ANY property for sale. The ONLY required criteria: it's within my buyer's budget, in the area they wish to live, and the amenities are what they're seeking.

You describe the property as being upscale in a neighboring 'town'. Perhaps there's few qualified buyers in the 'town' where the property is located so most are coming from OUTSIDE the area represented by OUTSIDE agents.

I am not sure, Christine, why local agents are not showing the home - but the fact is, he himself could get more leads from Internet, as compared to showings from local agent! I show homes to my buyers - irrespective of who the listing agent is.

Phil - not sure in this Web 2.0 world, co-listing with local agent/broker will make any difference. Disservice to the seller? Based on what is happening, you may be right. But as Tim said, this would hurt local agents because all of us know a good home listed at right price should sell.

Stan, traffic is from Internet - and only one local agent has shown the home.

Mike, I'd do the same...

Praful, I was thinking along the same lines as Mike in comment #5...perhaps the buyers for that luxury home are more likely to come from out of town and not the local area?

Maybe it is just a testamory to internet advertising.   What are the stats - 80%? of the people looking for a house will search online.   I would think that is especially true for those looking for a special or "luxury home".

I would show the home whether it was listed locally, non locally or FSBO as long as it met the criteria we were looking for. Mike #5 might be on to something.
