What is my home really worth

Temecula’s Neighborhood Expert Provides a  home evaluation system where you can check the value of your home for free and with no registrations or obligations. The system is provided by CoreLogic, one of the leading providers of real estate information in the United States. My paid subscription allows me to provide you access.  If you read an article about home prices, it is likely CoreLogic was the source. Of importance to you, as many as 100 banks use the CoreLogic systems for appraisal, so the estimate provided by my free service is a “good starting point” in estimating a home’s value.

A good starting point but if you want a more accurate estimate of value, contact me and I will visit your home and provide you with an estimate specific to your home. CoreLogic works with averages and it is largely driven by the size of your home. If you have a view, larger lot, exceptional location or have made significant improvements to your home, it is likely the CoreLogic’s “site unseen” appraisal will be adjusted for better reflect your home’s actual value.

How Does The System Work

Home Owners: Enter a home address and the ValueMap instantly provides a neighborhood map showing the home with an estimated value.  To the right of the screen you will see a box titled “Change Your Value”, it allows you to correct information such as the number of bedrooms and baths, the square footage of the home and year built. If you then click on the box “Update Values” you see a new value estimate. If you would like to see how improvements to the home would change the value open up the box “Improve Your Home” and see the value of adding on to the home.

The map also shows estimated property values of other homes in the neighborhood, the location of homes for sale, and homes recently sold. The homes for sale and recent sales are also displayed in a list below the map.

And there are tools to do much more – look to the images of a clock, a star and a man with a phone. The clock tool will automatically alert you when a home is sold within 2-miles of your property. The Star allows potential buyers to rank homes you have looked at (clicked on) during their search. If you want to be notified of listings as they appear, you can click on the man with a telephone and enter your name and email address and I will have new listing automatically emailed to your in box. Also look to my posts, as they will provide you with updates on market conditions.

Buyers and Investors: If you are interested in a neighborhood and have an address, enter the address and you can look at all home values in the neighborhood and see recent sales. Change to Birds Eye view and you can get a close look at the home and lot and pan  across the neighborhood and see the amenities.
