Home Staging Consultation Over the Phone?  Why Not! 

I have a friend, Philip, whom I met through a networking group the end of last year.  He is a "web guy" and has done some nice work for me.  He called Saturday to say that his wife just got a job offer in Savannah and they are movin' on.  The problem?  They need a quick sale for their home and, after having listened to me rattle on and on about home staging this past year, he knows the value.  "When can you come to do a consultatioCamera Phonen for us?" he asked.  We set it up for yesterday afternoon.

When I arrived at his home he mentioned that his wife was at work but wanted to be included on the consultation via telephone.  This was a first for me, but I went with it.  (On a side note, this would've been a great time to use Google's video chat service, but I wasn't prepared.)  He called Kathy, put her on speaker phone, and we proceeded with the consultation.

It became evident very quickly that it was a tremendous help to have Kathy "with us."  As we walked and talked from room to room, she chimed in with such things as, "Philip, show her the large print we have in the basement that might work as a replacement for the one Patsy wants to remove in the dining room," "Show Patsy the canister set I have in the DR buffet.  It might work," "Should we remove the corner unit in the breakfast area?" and "I could easily get another slip cover for the love seat in the basement and we could move it up to the media room.  Would that do?"  It was great! Woman with Weights I finally told Kathy I was going to have to "cut her loose" while we started rearranging furniture.  She was happy to be included in the consultation and I was delighted to have her help.  Philip and I carried on with the "heavy lifting."  (I've been in training, you know.)

I received an email from him this morning stating that Kathy was impressed that I was able to help him move a love seat from the downstairs family room to the upstairs master BR.  If the staging thing doesn't pan out, I guess I have a bright future in the furniture delivery business.  Philip will probably give me a good recommendation.

Interesting Patsy.  Not having the female of the house present could really have it's challenges but then sometimes senior men are more "protective", IME.  Good for you for getting it done!

Great innovative thinking Patsy! I'm sure Philip would highly recommend your moving services too but I highly doubt you'll ever need it as talented as you are.

Excellent! Although your consultation over the phone was much different from mine, I don't charge if someone needs some help over the phone. It's only when I have to make myself all handsome and go out into the world that I start charging! LOL

Way to be innovative!  I have actually helped a Realtor that I work with quite often via e-mail pictures.  Sometimes if time is of the essence she will send me pictures of a house via e-mail and I will look at them and tell them the furniture pieces to remove and other suggestions and send her my "notes" via e-mail.  The notes are usually pretty closely followed by the home seller and we can proceed with final staging when we get there.  So far--so good!

Wow..home staging by phone.  What a great idea.  How important is staging...let me tell you, I recently sold a 1200 sf, 1.5 story updated beach cottage in my area.  Well, here's the view:

The home was staged beautifully.  The appraisal came in over the sales price, however, the appraiser who knew nothing about beach cottages decided to include that it was only a one bedroom.  Ugh.  We didn't get this notification until the day before settlement (another long story) but by then we had cleaned out the home.   I'm a hands on Realtor (sounds as if you are a hands on person, too, helping to move a sofa) and I helped my clients move their belongings out of the cottage. 

Back to my story, the buyer asked for a 2nd appraisal and now the new appraiser found the home to be a bonefide two bedroom but with no furniture (staging) the apprasier came in $30,000 under the first appraisal.  Ugh.  I am convinced it was because the home was empty and not staged!  I could be wrong but that was my take on the situation.

Thankfully, the buyers wanted the home, knew the value a compromise was struck and the home went to settlement, however, I learned a valuable lesson about staging a home.

Gail - what a great story and testimony to staging!  Good for you for being a hands-on Realtor.  Sometimes we have to take that extra step, and it ALWAYS pays off.  Congrats on the sale!
