The Orchard - Riverside California
The Orchard and Orchard View are two beautiful and very unique neighborhoods in the southwestern part of Riverside California. There are about 250 homes in The Orchard Riverside which range in size from about 1800 sq ft to a little over 2500 sq ft (and a few larger houses that have been expanded) and almost 100 homes in Orchard View. The homes in Orchard View (which is adjacent to The Orchard are newer and larger - generally built from 1999 to 2001. For this report, I'm including both together.
The Orchard Houses for Sale
Active listings:
As of September 6, 2010 there are six houses currently for sale - all standard sales - in The Orchard. They range in size and price from a 2143 sq ft home listed at $415,000 up to a 4799 sq ft house listed for $999,000. In addition, there are three listings currently shown as "hold - do not show". Two of those are short sales and one is a standard sale.
In escrow: There are two houses in escrow. One is a 3025 sq ft home listed at $519,900 and a 4112 sq ft home that is a short sale listed for $550,000.
Sold: Only one home in both The Orchard has sold within the last 60 days. It was a probate listing - a 2348 sq ft home that sold for $400,000.
