July '07 was a great month for you if you bought the median-priced home in Oak Park last year ('06) and if you just SOLD the median-priced home in Oak Park/Agoura.  Not such good news for homesellers in Camarillo, though.

Fred -- Right on!

I agree with buyers like yourself.  Go into hibernation, and we'll let you know when the market turns.  Your $350,000 median home price prediction/request is probably just a tad lower than where it will bottom out.  I personally feel the number is closer to $375-400,000.  That's still a $3,000/mo. house payment, assuming 5% down and interest rates where they are today.  Ten years ago the median was in the low $200,000 range.  Stay or get out of credit card debt, work on improving your credit scores and be ready to reach for your dream, once again.  If you send me your email, I promise I will only contact you only once in late '08 and then again in Jan. '09.
