Sold! My Famous 100 acre Camp in Worcester, VT
Well now wasn't this just a roller coaster. In February, we had agreement between buyer and seller, and were in contract. Then one thing after the other got in the way.
•· Septic questions (resolved).
•· Land use taxes and penalties (resolved).
•· Road repair questions (resolved).
The one thing that couldn't be resolved was the acrimony that developed between the buyer and the seller over the months. So, the deal eventually fell apart, and the 100 camp at the top of the mountain fell apart.
Enter the second buyer. He needs a quick transaction. Both parties make a quick agreement on price and terms, and we're set to close. Then, three days before the close, I get an Assignment of Contract, which basically gives the contract to the first buyer. Remember, the one with whom the seller didn't exactly get along.
Fine. I'm diplomatic. I smoothed that over. Dear seller, it's the money and the sale that you need to think about-not the personality.
Happy Ending? Not so far in the story. I got a call two days before the closing saying that the buyer(s) had been up to the camp and needed some work done before closing. No one told me they were going up, but that's not the point.
So, throwing time blocking out the window, I headed out there in my beat up Carharrt's and work gloves, hitched a ride on the seller's ATV to go up the hill, and helped haul personal belongings, sweep, and clean.
Happy Ending? The property finally closed yesterday afternoon. Fortunately we were able to have the seller and the buyer sign papers at different times so they didn't have to interact. I think it's going to take some time for everyone to get over this, but they will. And, in the end, the job got done. The camp sold.
