I just recently ran an Investment Analysis on this property 2010 Bradford Court. The numbers looked good.
I always run the numbers with list price and am pretty conservative. If the numbers work this way, they only get better.
With a 20% down-stroke, this property Cash-flow (Before Tax) $2,073/yr that is $172.75/mo. Cash-flow (After Tax) $3,590/yr or $299.16/mo.
After-Tax Rat of Return/Yield = 10.13%, and the Comparable Before-Tax Rate of Return = 13.51%.
The Cash on Cash the First Year is almost 18%.
