I totally agree - short sales in general are no bargain - the general public believes they are missing out if they don't buy a short sale - I say, yea, you will be missing out on alot of wasted time and frustration.   It doesn't matter what the bank "commits" to on the front end, their process takes time and that is once they begin to pay attention to the file.   Until there is a law enacted i don't see the process for short sales getting better.

My addition to demands for the short sale issue:

6.  In addition to a "standard" set of documents for hardship, etc., a hardship "certification" must be available to prospective buyers when the property is listed.  Nonsense to make everyone wait around for months only to find out that the sellers don't qualify for short sale in the first place.

These banks are taking advantage of us!!

 

Think about it, we are doing ALL the work!! We do the marketing, we do the listing, we do the consulting, we gather all the paper work, we make all the calls to the bank, we sit there and watch our clients cry, and then we take all the liability if our clients go into foreclosure!!!!!! I say we all STOP doing Short Sales until our demands are met. Every time we cut our commission for the bank we are selling ourselves short!! We should create a national holiday when we JUST SAY NO to Short Sales!!! Then what will the banks do, they will knock on our door begging for help. I say January 1st, 2011 we STOP taking Short Sale Listings. We need the National Association of Realtors to back us on this.

 

Here are our Demands:

1. Minimum of 6% commission on all deals

2. 10% commission if the property takes longer than 3 months to get approved

3. Must have an answer on short sale within 45 days

4. One standard short sale packet for all banks

5. Please Re-post and add more demands

 

Some of you may be thinking, "this is wrong", "we need to help our clients!" I totally agree, that is why we need to do this, to expedite the process. The banks are screwing with us and our clients!

 

Please note: This is just an opinion. I am writing this for all of my Clients and Co-Workers who have to deal with this horrific process on the daily basis.

Sounds like a great idea- in theory ;-)  At least some banks are being more pro-active.  I had Wells Fargo contact me on my short sale listing, which did not yet have a contract and which I had not yet contacted the lender.  Wells Fargo actually contacted ME to get me started on a lender pre-approved short sale price!  Needless to say, I was floored.  They just did the BPO, and we just sent them the requested information, so we'll see what they come back with and how long the 'pre-approval' process takes...
