Unprofessional Behavior, why and who it really impacts!

Unprofessional behavior happens in every profession and we see it every day.  We see it at the grocery store checkout, we see it at doctor's offices, hospitals, tire places, car dealerships, lawyers, school teachers and the list goes on and on....but when we see it in real estate....why should I be surprised?  For that matter why should anyone be surprised?

Here's why....we are a service business.  Customers hire us directly....we are interviewed, we present ourselves openly to the public that we represent a certain standard.  We have rules that we agree too if we join certain organizations within our profession.  Membership into those organizations is not mandatory and thus not everyone submits to the national "code of ethics".  So those that are not members...are they free to act as they wish without scrutiny?  Some what that is true.  Especially small independent brokerages or one man shows.  They have to act within the law but do they have to abide by the "code of ethics"?  NO.  Should they?  YES, and most do because they have to work harder to capture clients because of the lower advertising and marketing dollars they spend....they can not spend or garner the recognition of national franchises or long established regional brokerages.

So why would anyone make an appointment to show a property and be a "NO SHOW"?  The client changed their mind on seeing the property. OK.  The client or Realtor became ill. OK.  They client purchased another home on before getting to the next showing.  OK.  Any number of reason can cause a showing to fall through....BUT 99% of the time we have the ability to call the listing agent that we secured the showing with and cancel so the sellers do not have to vacate the property....go through the expected preparation ritual for the showing that is not going to happen.  That is what most of us would do and expect.

Why would you ever think you could put another agent or seller through "NO SHOWS" and think it is no big deal?  It hurts our profession, it hurts your reputation if you have one, it hurts your future business with the agent(s).  Clients remember your name or company and remind others of your actions whenever the subject comes up....

I just had this happen and it reminded me of how little we can do to correct poor behaviour in our ranks.  We can apologize and remind our clients that not all Realtors are the same and do not even subscribe to the same rules of ethics or business practices.  We can shake our heads with the clients and make sure that agent doesn't show the property or any of our listings again....especially when the response when you call to see what happened is...I forgot I was to busy, anyway what is the big deal it was just a showing.  Just a showing!  This inconsiderate agent does takes this behavior throughout their business....would like to get a contract or be represented by and agent with this attitude that smiles and looks like the real thing only to find out the agent is pretending to be a professional....We never know what is behind the smiles...it could be a pretender that hurts all of us.  I took the time to write a letter to the local board this agent is affiliated with...why because this is offensive behavior and my sellers deserve more, our profession deserves more. 

The act of writing the letter may not impact the agent on this occasion, but if and when the behavior become more blatant my letter helps establish a pattern which can be used as a sum total to weight ethics and practices. 

What do you think about "NO SHOWS", NO CALLS?  My thoughts, our profession deserves better and I can only create better by example.

Hi Gary,

As you know Sandy and I are usually present for most of our showings, and we have only had a couple of no-shows.  It is a problem that happens, and most are for good reason, however, if a pattern continues......well then we do as you do and report them to the broker, and the board.  Only did that once, and that person has never showed one of our listings and we have reciprocated.  That did bring about a "Best Practices" booklet that all our members have, which does help in the professional way we appear to the public and our peers.

Hi Gita, that is my thoughts on the subject.  I do not have this happen with agents for the most part...it is rare.  I guess what bothered me was the lack of caring.  It was just no big deal...of course it was not her client that changed family plans to make sure the showing was perfect for her client.  Thanks for the comment Gita.

Totally unprofessional behavior. This not only inconveniences the sellers but also makes all Realtors look bad - even listing agents. A simple call - that can't be that hard. Come on, a little respect for clients, customers, other agents.... Why make yourself look bad in the eyes of ONE SELLER AND ANOTHER REALTOR? Do that a few times a year and before you know it, you have really established your reputation!

Gary, I think that you will probably find that those agents who make this a common practice are not the ones reading your posts. I do hope you put your post on Localism though, because the more the consumer sees that there are good, reputable agents out there, the bad ones will be weeded out. In the meantime, know that there are others out here who feel your pain.

We are dealing with a seller's agent who doesn't return calls. What a mess! She says she'll call back at a certain time, and then literally days go by. Our Buyers are seriously considering withdrawing their offer. So who does this behavior hurt?

No Call..No shows drive me nuts.How hard is it to just make a 1 minute phone call and say sorry,my buyer has changed their mind or something has come up.Our time is just as valuable as theirs and I would be willing to bet,they are the first ones to scream when this happens to them.

Hi Dick, no doubt we have these situations happen and most times a very logical reason is behind the cause for a no show.  The pattern or lack of concern is just not acceptable.  It impacts more than just your client...most of us have been involved in our profession long enough to have built up a solid foundation with clients past and present.  Thanks for the input Dick, sound advice for those facing this situation.

Hi Gary, one thing about establishing a reputation of not caring or lack of concern....brokers and agents like this are self eliminating....they will soon find very few clients and agents to work with to sustain their business.  During the interim the impact negatively on our profession.  Thanks for the comment since I know this happened to you recently.

You have hit upon one of my biggest pet peeves.  In our area there are so many vacant homes that I think agents have gotten lazy and don't feel as if they are putting anyone (sellers) out by no showing/ no calling.

One agent did this twice to me.  I sent him a letter letting him know that my client had small children that she took out of the home so he could show his client the home with privacy.  I also let him know that I WILL NOT forget him or his inconsideration.    Believe it or not, he never called or emailed to say he was sorry.  OHH, did I forget to mention he's a so called "Top Producer" in our area?  His reputation from that seller who was inconvenienced is crud right now.

Hi Andrew, I did post this to localism as well....my main thought is to allow the public to know that this is not an acceptable practice within our profession.  It may happen but it is not representative of their agent or the majority of agents.  Thanks for the comment Andrew.

Hi Rosario, in your case if this person is not the broker.....call the broker and get your offer done!  Sounds like the agent is giving you the run around to set up both sides of the sale for themselves.  If this person is the broker it is an ethics thing....but you still may lose the sale.  The other option...only an option....go to the sellers direct and ask if they are still selling?  Depending on the answer to your next move.  Good luck, the not calling back hurts everyone.  I can't wrap my head around this type of behavior.  Thanks for the comment Rosario.

Hi Kris, remind me not to make you mad!  These types of inconsideration's are not the everyday thing we expect or consider normal.  I have run across the types you mentioned and they have this "untouchable" attitude.  They do not care or realize that the impact on their business could make them so much more.  For those of us that care and promote our business with our reputations it is just not acceptable.  A call as others have said, only takes a minute.  I just mentioned your name this morning to one of my clients in your area.  As soon as we finalize the sale of their condo you will be getting a call to help them find one in your area.  Thanks for the comments.

Gary:  From what I have seen from you here, and the impression you make in your common sense approach to our industry and genuine caring for people, I doubt very much that you would do anything to make me mad :-)   You're one of the "gems" of this industry in our state.

I totaly agree with you Gary, I also feel that a savy agent would take the time to email feedback from the showing. To hear agents say "I was too busy" tells me they run with no schedule at all. My broker has a sign in the office,

"If I sold 50 homes this year, what did I do the other 260 working days"

Hi Keith, I like the sign!  The truth is a "no show, no call", is just plain rude to everyone concerned.  It shows an extreme lack of respect to fellow agents and clients.  But, that is why we get more listings and sales....doing it the right way.  Thanks for the comments Keith.

Hi, Gary!  I can only change my behavior, professionally and personally and not others.  So if I'm going to be late for a showing, I call the agent or the office and if I'm not going to make it or if the buyers have changed their minds, again I call.  It's not hard to do, but I guess some are too busy that they forget this small gesture.  Thanks for bringing this up!
