October 2010 was an interesting month as headline after headline kept coming about the impact of foreclosure paperwork problems caused by questionable bank and foreclosure attorney activities. Nevertheless, our office sold some 30 properties in Central Florida last month. Despite the headlines, many of these sales were REOs and short sales. Check out some of these great deals:
Great Commission Hilltop Nowell
1. Great Commission Way, Orlando, FL 32832. I always liked the name of the street. Just sounds like something that a Realtor would want to sell. Beautiful 5 bed/3.5 bath home near the Lake Nona Area of Orlando. This was investor flip deal. Seller bought it, fixed it, and re-sold it with just 45 days on the market for $172,000. Don't be fooled. People are making money in this market.
2. Hilltop Place, Altamonte Springs, FL 32701. This was previously an REO listing we had. Big 5 bed/3 bath pool home. The investor bought it, fixed it up beautifully, and then re-sold it. In case you are wondering if anybody out there has money, the buyer of this house paid $327,600 in cold hard CASH. Some people are definitely sitting on a pile of money.
3. Nowell Street, Orlando, FL 32808. This was a 3000+ square foot commercial strip center in West Orlando. Nice building that needed to get sold to finalize an estate. As with many commercial deals, the closing seemed to drag on and on. But we did get it closed in October for $185,000.
4. Knoll Street, Winter Park, FL 32792. REO listing - yes they still are selling. 2 bed/2 bath fixer upper in the Seminole County side of Winter Park. In the process of getting rehabbed now. Sold for the low low price of just $35,000.
5. Antilla Drive, Altamonte Springs, FL 32714. FSBO wholesale deal. Nice 4 bed/2.5 bath pool home in the Lake Brantley school district. Sold for just $88,000 in a neighborhood full of $130-140K homes. Somebody got a great deal. Why not you?
