You are called out to do a listing presentation and arrive at the home to do a preview and present your listing material.   You are greeted with 30 years of boxes everywhere, where do you start? You start by putting on your sweet face telling them what a beautiful home they have and getting the listing secured.  Then after you have signatures on the contract you talk about how you will show the listing.  Ask questions like, "what size home will you be moving to?' "Will you be giving away some of your furniture?"" Do you have children that would like some of the items?" "Do you want me to arrange a garage sale?" "Will you be putting anything in storage?"  Just be careful because the sellers have had this trash so long that they have fallen in love with it. 

Very often I come across this type of listing and the answers are always the same.  They trashwant to keep most of the possessions, but after they realize they have to depart with it because of the expense the next question is "may I order you a dump container?"  Somewhere in between you can do a garage sale and that will help pay for the dump container.  It is a tremendous job and you are going to earn your commission on this one.  I would wait a few days before you show the property until you have most of the trash cleared out.  The home will need upgrading, which the sellers cannot do, but you are going to price it as a great buy for the handyman.  Most of the homes like this that I list have the garage filled already so you have to empty the garage first and then get everything in the house into the garage.  If it's been in the garage for 5 years or more they don't need it.

It has been my experience that trying to paint or carpet this home is beyond the seller's capabilities and you might as well sell it as it is.  There are plenty of buyers in the market looking for che

I made the mistake once of trying to help!  It was a long, stinky day.  And guess what happened?  The listing expired and another agent got the listing and sold it for less than an offer we had gotten.  My fault, I could have seen it coming starting with the day I was on my hands and knees scrubbing the kitchen floor.

It is a sham because after storing this junk for 30 years it all ends up in the dumpster.

I never tell them to clean their house. I always say how are we going to show the property?

Then tell them that this stuff sure gathers up over 30 years.

Your a good agent if you scrub the floor.  I stay away from the physical. I have been known to spend my own funds if I think the listing will sell.  One way to get rid of the trash.

I listed a home not long ago that had so much stuff you couldn't even see the house.  They informed me they wanted me to come back in 2 weeks to take photos after they had time to clean stuff out.  2 weeks later I went back and honestly couldn't see any difference at all.  Amazingly enough we got the property sold - pure luck I guess in finding a buyer who looked passed all of the stuff.

I would like to walk out the door sometimes, but in my area homes sell for one million or more and leaving a $50,000 commission is hard to do.

In our business this happens! I listed a home in Villa Park that had boxes in every room and even the hallways. Also the garage was full.  It took one month to get rid of the trash and I sold the home for $1,300,000 in the high market of 2004/2005.  The same property was remodeled but on three fourths finished, was a short sale and just sold for $649,000
