New construction closing in Ankeny makes for smiles all around

A few months back I got a call from a person interested in new construction in Ankeny. Seems she had been given my number by a lender who I've worked with in the past. She was looking at new construction and had narrowed here search down to one home, bu she wanted and independent opinion of the property from someone in the real estate industry, apart from the listing agent that is.

We spoke briefly on the phone and I got an idea of what type of home she was looking at. When we met about an hour later I had print outs of about a dozen other new construction homes in the area which were similar. We looked over her home of interest and the compared. Turns out I was able to find her a larger home, with better interior finish and a third stall in the garage area to boot: all for the same price. She jumped on it. We were even able to negotiate in closing costs and a discount.

When the appraisal came back the client was in for a pleasant surprise, her brand new home appraised at $8,000 more than she paid for it! We had a little tussle getting some items addressed before closing, but we came to an agreement with the builder and were able to get all requested items completed to the buyers satisfaction. We met the night before the closing to do a walk through (I did a pre-walk through the night prior which generated a list of items that were addressed the next day) and the home was in tip top condition.

When we closed the next morning at 8am the buyer was super happy and very appreciative, as were the lender and myself.
