Beachside is one of Kailua's most prolific neighborhoods, with homes beachfront or very close to the beach, on quiet streets and off private lanes. Prices here can start in low 7 figures, usually around $1.5-2M for fixers away from the beach, and range to possibly, $10-15 million. Homes can be mansions, sprawling plantation-style compounds, shabby beach cottages, and anything in-between. Lots vary in size as well, and there are still a few vacant lots available. Beachside is located between the Kailua Bay beaches and the even-numbered side of N. Kalaheo Drive (but not including all of N. Kalaheo). To the Northwest, it is bounded by the canal (Kaelepulu Stream) and to the Southeast by Kailua Road and the Kawailoa neighborhood (Kailua Beach Park).
The Castle Estate, a 2 acre property in thhe Beachside, Kailua area recently set 2007 records (so far) for Windward Oahu, selling for $11 million to a developer who will turn this property into three custom homes (1 the original Castle cottage). This sales price is the highest for Windward Oahu since the $24 million sale a year ago of two homes on Kailuana Loop, and the highest for Oahu since January, when a newly constructed single-family home in Kahala sold for $11.1 million.
