Fairfield County Real Estate Market Extremes

By
Real Estate Agent with William Raveis Real Estate RES.0772823

This post was inspired by Jeff Dowler's post on extremes in the San Diego market .  The statistics are for single family homes currently on the market unless otherwise noted.  The data was obtained from the Consolidated Multiple Listing Service which covers Fairfield County (Greenwich, Darien, and New Canaan have their own separate MLS systems, but some listings are posted on both CMLS and the town specific MLS).

Longest Days on Market:  2,028 days (new construction in Greenfield Hill section of Fairfield built in 2007)

Largest Home:  26,000 SF (Greenwich)

Most Expensive Listing on the Market:  $29,000,000 (Belle Haven section of Greenwich)

Least Expensive Listing on the Market (excluding mobile homes):  $30,400 (4 BR, 1.5 BA home in Bridgeport)

Most Expensive Sale (in past 5 years):  $25,000,000 (Greens Farms area of Westport)  - CMLS does not include the sale of Leona Helmsley's home in Greenwich for $35,000,000, but this was in the news

Least Expensive Sale (in past 5 years): $28,000 (Bridgeport)

Most Bedrooms:  14 (Darien)

Gail, I love this.

How you like to have made the $25,000,000 sale.  And that 26,000 sq ft house I would get lost in :)

David - You probably have access to the Greenwich, Darien, & New Canaan MLS's and could add to the high end on these numbers.

George - I was watching The Housewives of Beverly Hills and they were having a dinner party at a 64,000 SF home!  We had a $25 million sale in our office at the height of the market and the agent told me how complicated it was.  Not like a residential sale, more like a commercial sale, with all the parties involved.  The very wealthy are not terribly accessible, you have to deal with their "people".
