Yes, and use it for verbal communications. The texting using a minature keyboard or keypad gets old real quick and is inefficient when a conversation with give and take is needed. Not to mention how meanings can get very twisted with the absence of voice tones and body languate. Cold text can leave the other person wondering with what sentiment you sent your message, sincerely, with a sarcastic tone, sympathetic, etc. Humans evolved to communicate verbally, not to punch keys. Not to mention the number of situations where keying can  be dangerous. Also, there is always that little bugaboo about your messages being saved to be used for OR AGAINST you. Sometimes, saying it is better than writing it.

Going back to basics, our most important tool is the phone.

It doesn't matter whether it's a land line, an iPhone, a Droid or a Pre.  Pick it up! Answer it! Use it!

Talk to your sellers, talk to callers and even Answer Blocked Caller ID! 

Talk to agents wanting information on your listings. Stay in touch with the lenders, the title company, an appraiser (even if they have a question about a property that is not your listing). There are  all kinds of  negotiations that go into a transaction in addition to the price, terms, and follow up dates of inspections etc.  There are  times  these can be handled with a time saving phone call. I am not suggesting you abandon email and texting (always keep a paper trail) but sometimes you can handle a challenge with a quick basic telephone call.

Answer  the phone  to make appointments on your listings! Yes, I know there are services that do that for you..but are you really that busy doing something more important than getting your listings shown and sold? What better way to be in touch with your seller than letting them know when house is going to be shown or the type of interest that the property is receiving. ( I can confirm an appointment and get my seller out of the house quicker than a showing service.)

  Yes, I DO answer  my phone. I don't think I will ever be too busy To answer When It Rings.

 

Sure I know you have a lot to do to keep your teams, your assistants, your website, your social media and everything else in your life up to date.  But if you are going to be in Real Estate you need to really be in Real Estate. We lose listings not because the house didn't sell, we lose listing because we don't stay in touch with our sellers. It only takes a phone call to keep a seller happy!

No doubt things can get taken wrong with texting or emailing.  I have noticed texting growing so much over the last few years that many are using it as their main means of communication.
