Are You Listening to Your Clients?

Every day we receive calls from clients looking to

purchase a new home.

But are you listening to them?



If they say they never want to see a ranch style home, for example,

do you still show them ranches?

If they want a 1st floor master, do you show them homes that

don't have that specific requirement?

A lot of agents do. I don't. Those agents aren't listening to you.

Is your Real Estate agent listening to your specific wants and needs when it comes to buying a home?

Their theory is that "buyers are liars",

and they don't really know what they want.

Some of these same agents feel that by showing their clients a different home, it might open the door for their buyers to consider it.


While this might work for some agents, it doesn't work for me.

In fact, when you work with me to help you find your new

Raleigh/ Cary/ Apex area home,

I'll only show you homes that meet YOUR criteria.

If we get to a point where we've exhausted the availabilities of those

homes, then, and only then, will we reevaluate your criteria.

Like my broker always says.... if they tell you they want a hamburger, GIVE THEM A HAMBURGER!  Which means don't ask them if they want an omelette when you know they want a hamburger.

Amen! Of course, there is an occasional buyer that has no clue what they want and we have to "Really" listen to them before knowing what to look for!  I love taking buyers into a home and hearing them say, "This is exactly what I am looking for..."

BTW...Love the new Hair :0)

As Amy said, sometimes the buyer's haven't a clue.  It may take sometime, but narrowing it down is half the fun.  (Is that hair from Young Frankenstein? LOL)

Craig:

One of the biggest complaints I have heard from buyers is that their previous agent did not listen to them and continually showed them homes that were not in line with their criteria. (Could they have been company listings that were offering more commission?)

Obviously, when it comes to your clients' needs - you are all ears.

Craig, They say actions speak louder than words, so sometimes the best way to listen to your customers is to watch what they say, and if it's a couple, listen to what they say to each other. Do you really know what they are looking for? Why they called you and not your competitors?  

BTW Craig, we think your ears are proportional to your face and so they are normal in shape and size!

I am with you 100%!   I've meet with numerous buyers who left their original agents because they just did not listen to them and showed them homes that were not meeting what they wanted, once they were with me, they all commented on how thankful they were that I listened to them.

 

And.................  I guess you are making special deliveries this year............. Can you guess who's post this showed up on?  I bet you can.  Too funny!  Can't wait to see your response!

Rebecca - You see! That's the whole point of this post expressed in a real life situation. Good for you!

Claudette - And this is my point. Too many agents don't listen to what their clients wants. but like you, I'm all ears!

Larry & Sheila - Listening to body language is just as important as the spoken word. Sometimes even more so. Thanks for the proportion kudos!!! Clearly math was not your strongest subject!
