Andy * if your listings are hosted by a NATIONAL website like HomeRentals.net * HERO * you can actually configure your web listing inquiry response so that prospects fill in this information PRIOR to contacting you.

I personally RARELY talk to prospects on the phone FIRST.  My outgoing voicemail message directs prospects to my website to preview properties and I am the one who initiates phone contact once I receive their e-mail inquiry with the information pertinent to my leasing decision answered in it.

This way, I am screening EVERYONE the same way and getting preliminary information for me to take the next step in the process...
