Waiting and Waiting and Waiting - Patience in a Short Sale Transaction

My client contacted me yesterday.  We had an accepted contract in an Arizona short sale transaction, and it was effective December 16.

She wanted an update on her short sale.

As an agent, I know it's hard to wait, and I'm here to answer your questions.

But, remember when you professed an interest in a short sale property and I gave you a grocery list of common characteristics of an Arizona short sale transaction?

Remember when I warned that the process can take many, many months at times.

It's really hard to wait.  Buying a new home is EXCITING.

But Arizona short sales are often, all about waiting.

I've worked on both sides of the transaction and vividly remember it took three WEEKS for a lending institution to RECEIVE a fax sent prior.  It's because it goes onto a pile, on someones desk, under who knows how many RECEIVED FIRST.

The selling agent is great.  He responded to my query on behalf of my client with much optimism, and gave what news he could.

Fortunately, my client was pleased with the little update, because she REMEMBERS my little speech on having a firm sense of humor, to expect delays, and the possible length of the Short Sale process.

We all appreciate communication, no matter if we are forewarned or not.

"No news is good news" is not often what we want to "hear".

So, I'm HERE for you, and I HEAR your anxiousness in waiting for good news in an Arizona short sale transaction.

We'll wait together.

I stopped by a builder model yesterday and the rep told me she gets a lot of buyers who are just walking away from short sales that are taking so long to close. Buyers are told I am sure that they will need to be patient but patience does have a limit!

Patience is key in short sales. If they don't have the ability to wait they need not get involved.

I am finding that we are getting the short sale banks to move quicker now, at least here in Long Island.

I love it, Barbara - too true!  Patience, patience, and patience...AND a sense of humor so you can roll with the changes!

In AZ, you may get out of your short sale contract with an addendum unilaterally canceling it any time before delivery of bank acceptance.  So, they get canceled all of the time here.  It isn't fun to write multiple contracts, but with so many to choose from on the market, it happens OFTEN.

As you mentioned, Nancy, our buyers need to be well counseled beforehand so they have at least HEARD of the possible characteristics of a short sale and the wait times.

Great post to keep the key to success in short sales out there.  I always inform my seller's that they need patience in a short sale and to be prepared to be disappointed right up to the last minute, oh yeah, and their lender better be on-board.
