I just finished running the numbers for San Mateo's Aragon Neighborhood for 2010

You can take a look at the PDF, but here are some of the highlights:

Average House Size-2,110 sq ft

Average Lot Size-6084 sq ft

 

The Average Sale Price per square foot was $606.32 for 2010

The Average Sale Price per square foot in prior years was:   

2009-$616   vs   2008-$662   vs   2007-$723.31   vs   2006-$672.63

The Average Cost/sq ft in Aragon is down 16.2% from its peak in 2007

 

The Average Sale Price in Aragon was $1,232,727 for 2010

The Averages for prior years was:

2009-$1.270m   vs   2008-$1.392m   vs   2007-$1.510m   vs   2006-$1.415m

The Average Sale Price for Aragon is down 18.4% from its peak in 2007

 

Homes in Aragon during 2010 sold for an average of 97.8% of the Final List Price

Many of the homes in Aragon had at least 1 price reduction during their listing period, so we also need to note that homes sold for an average of 95.5% of what they were ORIGINALLY listed for.

I looks like there was continued weakness in that area overall for the year with a slight drop from 2009.  I guess I'd want to know if that was improving toward the end of the year or was it a slow, but steady drop?  Most areas down at this end of the peninsula are up for 2010.  What do you think the demand will be in 2011 for that neighborhood?

There weren't many housese on the market in that neighborhood toward the end of the year, so its hard to say if the market was recovering at the end of the year.

 

I think that demand will still be stong, although I don't see the prices going up very fast. There are never that many homes on the market in that neighborhood, so they sell in a reasonable amount of time.

San Mateo's prices have been recovering, but that is mainly because of the lower end of the Single Family Home Market.

 

Condos are SLOW here.
