Shelton CT Single Family Market Report for December 2010

Shelton CT single family home sales ended up the year with a weak finish for the month in total sales.  Averages were considerably lowered by multiple sales under $100K.   See property transfers below.

 So more than half of the sales were under $300K. The usual hotspot is typically higher -- in the $250-350K range.

The roller coaster year-to-date comparison below shows 2010 sales generally higher with a slight downward coast at the end.  

220 sales were recorded for 2009; 273 sales for 2010 showing a 24% INCREASE in sales over last year.     Of course, the homebuyer tax credit had a little something to do with the boost in sales as is evident in June.  

There are currently 14 houses with accepted offers and 26 pending sales (under contract).

Hi George -- I think the market will turn around this year.  Buyers who have been waiting for so long will finally jump in to take advantage of the still low rates if they understand that once rates start creeping up they go up fairly quickly, as you well know.  The price of procrastination can be very high for those who are trying to 'time' the market.

Barbara, I think the Market Absorbtion rate is so critical, that combined with watching what the trend is will truly determine how seller should price their homes.

Endre -- So true.  When list price is being determined for a property, the absorption rate must be calculated at that particular price point to effectively strategize the pricing.
